Dollar-Flowers Realty Partners was formed in 1999 to pursue commercial real estate investment opportunities in the Dallas/Fort Worth metroplex area.  Since that time, the firm has closed over $1.5 Billion in commercial real estate transactions spanning a broad variety of property types: retail, office, industrial, single-family land and lots, and commercial land.

The firm seeks to provide investors with superior annualized returns. To achieve this target, Dollar-Flowers seeks out opportunistic and value-add commercial real estate investment opportunities, investing in properties that have significant upside potential.

Dollar-Flowers invests alongside its equity partners in commercial real estate opportunities that offer the potential for significant upside where value can be added to enhance returns and mitigate risk.  Typical investments range from $750,000 to $15 million and are held from 18 months to 4 years.

Recent Transactions


  • Purchased 156 single-family developed lots in various subdivisions throughout DFW.  Sold all of the lots within 18 months.

  • Purchased a note secured by 150,000 square feet of industrial space in Las Colinas, Texas.

  • Purchased a 110-space parking garage with 6,500 square feet of retail space in the ground floor in Downtown Dallas, Texas.  Filled a vacant retail space, increased the parking volume and improved the garage and sold it in less than 3 years.

  • Purchased 2,630 acres of land in Forney, Texas.  Sold +/- 2,200 acres (all but 170 of which are in the 100-year floodplain), and are left with +/- 400 acres in the 100-year floodplain and +/- 100 acres of developable land on the South of Hwy. 80. Zoned developable land for mixed-use and annexed it into the City of Forney.  Remaining land is planned for +/-400 single-family lots, +/-500 units of multi-family, and +/-15 acres of commercial/retail use.

  • Purchased a 65,000sf shopping center in North Richland Hills, Texas.  Added a 10,000sf tenant.  Sold the center within 3 years.

  • Purchased 197 developed single-family lots in two subdivisions in Lancaster, Texas.  Sold all lots in less than 3 years.

  • Purchased a pool of 26 non-performing 1st Lien mortgages located in Florida, Georgia, and North Carolina.  Resolved all of the loans through re-performance, foreclosure or short-sale.

  • Purchased +/-14 acres of commercial land in North Richland Hills, Texas.  Sold sites to Lidl, Alamo Drafthouse and Braums, and have four pad sites remaining.

  • Purchased +/-6.34 acres of commercial land in Lewisville, Texas and subdivided the land into 4 pad sites.  Sold 3 pad sites and are currently marketing the remaining pad site.

  • Purchased a 183,000 square foot office/warehouse on +/- 13.5 acres of land in Carrollton, Texas.  Leased the +/-106,000sf of warehouse space to a printing company.  White-boxed the +/-72,000sf of office space and then sold the property.

  • Purchased a +/-7.3 acre tract of commercial land in Frisco, Texas.   Installed sewer line down property, re-platted the land.  Installed water lines on the north and south boundaries of the property and a fire lane on the north side.  Sold 1.75 acres to a Montessori school and 1.75 acres to 7-Eleven.  Have 3.75 acres remaining to sell.

  • Purchased a +/-45-acre tract of industrial land in Lancaster, Texas.  Sold all 45 acres in two tracts within two years.

  • Purchased +/-335 acres of land in North Fort Worth, Texas.  In the planning process for development as a single-family residential project.

  • Purchased +/-13 acre commercial site in Frisco, Texas.   Sold entire site over four years to 5 different users.

  • Purchased a +/-680,000 square foot industrial building in Garland, Texas.  It is on +/-50 acres of concrete-paved land.   Demoed the interior of the building, and leased it and the adjacent outbuilding to multiple tenants.  Sold the building in under three years.

  • Purchased a +/-10.5 acre commercial site in McKinney, Texas.  Sold +/-6 acres to three different users and have +/-4.5 acres remaining to sell.

  • Purchased a +/-22 acre site on Hwy. 190 and Campbell Road in North Garland.  Sold +/-8 acres to a multi-family developer and have +/-14 acres of commercial land with Hwy. 190 frontage on the market.

  • Purchased a +/-68 acre tract of land in Roanoke, Texas.  Working to re-zone the property to industrial use.
